Our bridging loans are short term loans from 1 month to 12 months secured on property or land. They can be first charge loans or second charge loans, with rates starting at 0.85%. Bridging loans can be for any legal purpose, whether it is for tax/VAT payments, short term cash flow problems, house purchase while your house is being sold or house purchase from an auction.

The maximum amount that we can arrange as a bridging loan is up to 75% of the market value, not the purchase price. 100% bridigng loans are available with additional security. We can arrange 100% bridging loans for BMV Properties (below market value).

We also have access to Property Development Finance & Property Refurbishment/Conversion Finance in the UK. Up to 65% of property purchase and 100% of Build Costs. For good quality developments Joint Ventures are possible which increases the LTV achievable

Bridigng loans can be arranged in England, Wales, Scotland, Southern and Northern Ireland. International Overseas Bridigng (Hard Money) & Property Development Loans $20m to $100m can also be arranged in selected countries, please call for further information on international bridging loans.
